With all the paperwork that goes into ensuring a smooth property sale closing, it’s easy to get discouraged. Not to worry, I’ll be there every step of the way. A few steps to take before selling your home. First of all, you must find the perfect Realtor® for you. Find someone who will super-serve you, negotiate the best deals for you, and sell your house fast. One of the most important steps to take aside from finding the right Realtor® is making sure that you price your home to sell. You can have the perfect Realtor® but if your house is priced too high, it will sit on the market longer than you'd wish. Personally, I always price homes right as I don't like to waste your time or mine in allowing the home to just sit on the market. That doesn't do anyone any good.
CMA, comparative market analysis, is an extensive report that me as a Realtor® will create and analyze to determine your home's value. This report compares properties to yours, with similar features, currently on the market or have sold in the recent months. With this information, together we can work on setting a competitive price for your home.
When it's time to sell your home, one of the other steps I take to make sure we sell your home is make sure it's ready for showings. Showing off your homes best features is key. You can start by getting the home deep cleaned, remove any pet or smoke odor, if any. Although it may take some time, applying a fresh coat of paint will make a very considerable impact on your home while making it look fresh and inviting. If you have any carpets or rugs, having those professionally cleaned are essential. And lastly, minimizing clutter. During showings, a potential buyer walks through the whole while envisioning their belongings in it. Depersonalizing and de-cluttering the home will allow for the potential buyers to see themselves living in the home.
Don't forget the outdoors too! A clean front porch, nice planters, pressure washed pool deck and a clear yard will surely bring some attention to your home.

Add extra touches: decorative pillows or a few green plants will add life to any room in the house.

Clear the counters: Kitchen and bathrooms are one of the easiest rooms to become cluttered with our daily essentials. Make sure that personal items are put away and out of sight. Don't forget to put the toilet lid down!

Bright rooms: More light means bigger. Open curtains, pull up the blinds and let the sunshine in!

Try to be flexible. If this is your primary residence, we understand this could be a very difficult change for you. But if you want to make a deal happen, you must give the buyers space and time to fall in love with your home. Be flexible with scheduling showings and allow buyers the freedom to walk around.

We found a buyer! This is our time to negotiate and get them to sign. Me as your realtor will guide you through every step of the way to make sure you're fully informed.

You're not done yet! Once the buyer has signed, there is still a lot that needs to be done on your end. Don't wait until the last minute to start packing. Keep your insurance up to date until you close. Make a list of items you need to bring to the closing table and remain flexible, as delays can happen.
